What Mold remediation work involves.

Mold remediation is a moisture job first and a cleaning job second. Growth is a symptom; the water feeding it is the cause. Remediation that removes what is visible without fixing the source will look fine for a few weeks and then come back in the same spot.

The work runs source-first: find and stop the moisture, contain the area so spores do not travel through the property, remove material that cannot be cleaned, treat what can, dry the structure, and verify before closing anything back up.

Pro tip

Do not spray bleach on it. Bleach lightens the stain on the surface while leaving the roots in the porous material underneath — and it adds moisture, which is what the mold wanted in the first place.

Affected porous material comes out, surfaces are cleaned and treated, and the air is run through HEPA filtration.

The space is dried properly and checked before anything is closed back up.

Mold is the most restricted item in most policies. Coverage is commonly capped at a fixed sum, or limited to mold that resulted from a covered water loss that was addressed promptly. Mold from long-term seepage or deferred maintenance is typically excluded outright.

This is why timing matters more here than anywhere else. A water loss reported and dried quickly tends to stay a water claim. The same loss left for weeks becomes a mold problem, and mold problems are where the caps and exclusions live.
